EILAF INSIGHTS / PLANNING

Before you build: a clearer starting point

The strongest start to a building project is a clear brief. Before comparing prices, define what your building needs to do and what your quotation should cover.

01

Start with the way you live

List the spaces you need, the people who will use them and the relationships between rooms. Daylight, privacy, parking, storage and accessibility deserve attention before the elevation.

02

Bring the site into the conversation

Share the plot dimensions, location, access conditions and available site documents. Arrange an assessment of the site and discuss soil investigation with the design team where required.

03

Coordinate the drawings

Architectural, structural and MEP drawings should work together. Resolve shafts, plumbing routes, electrical spaces and major openings before those decisions become expensive site changes.

04

Compare the same scope

Ask each contractor to price the same drawings and specifications. Check which materials, external works, utility connections and professional services are included, and record exclusions.

05

Agree the next steps

Establish a programme, documented change process and payment milestones linked to agreed work. Keep decisions, approvals and site records together.

Keep your decisions together.

Bring your project brief, drawings and unanswered questions to the first scope discussion.
