EILAF INSIGHTS / CONSTRUCTION

Grey structure or turnkey? Choose your scope.

A building quote is only useful when you know where the contractor’s responsibility begins and ends. Grey structure and turnkey are different ways to organise delivery.

01

What grey structure means

A grey structure package usually covers the building shell, but inclusions vary. Foundations, masonry, reinforced concrete and structural works should be itemised, along with any plumbing, plaster or waterproofing included.

02

What turnkey means

A turnkey arrangement brings structure and finishing into one coordinated scope. Confirm exactly which fixtures, joinery, appliances, landscaping and external works are included rather than relying on the name alone.

03

Think about your involvement

If you prefer to choose and manage finishing trades yourself, a grey structure arrangement may suit you. A coordinated turnkey scope can reduce the number of separate packages you manage.

04

Write down material choices

Specify brands or performance requirements, grades, sizes, finishes and allowances. Substitutions and upgrades should go through an agreed change process.

Keep your decisions together.

Ask for the same drawings, material specification and exclusions when comparing quotations.
